Is there any company in the Philippines that does due diligence on properties people want to buy or anyone who wants to start a company to do this? I’m looking for people who do due diligence on the condo management specifically. This is a very important, if neglected, aspect for investors

you will need copy of:

property title

tax declaration

real estate payments

utility bills

1. go to the City Registry of Deeds – check the title. check for mortgage /liens on property

2. City Assessor’s office, check if real estate taxes are paid.

3. compare title lot/ floor area to tax declaration

4. check if utility bills paid

Grant Gross: “Due diligence of a good father” is one of the legal maxim in legal parlance. So u mean, a company to do CHECKING? MOST brokerage companies do that especially if it involves sale as thw broker will lost their PRC license once reported to have scammed or caused illegal transactions. I dont believe there is a need foe this since ADMINS are required to check on every move in of tenants as well as for pwners to be ZERO outstanding with their dues otherwise they will not allow move in. . Serendra condo for example, Mgt t is very strict that even the visa of expats lessee they will ask. Worst comes to worst they also ask for an updated visa and proof of passport update or else your tenant will be treated as guest until the requirements were complied and no RIF ID will be provided. They do this for security.
